Who is affected?

SBEM Calculations
SBEM (Simplified Building Energy Model) Calculations are mandatory for new-build and refurbished non-domestic buildings in Scotland. These are required to demonstrate compliance with Section 6 of the Scottish Building Regulations.

Our SBEM assessments analyse insulation values (U-values), HVAC systems, lighting, and ventilation to calculate CO₂ emissions and energy efficiency performance.
To ensure compliance with the latest regulations, adjustments to the initial 'Design Stage' SBEM calculations are frequently made in liaison with the architect or client before construction proceeds. Upon completion of the commercial building, the design is verified against the actual build ('As Built' drawings and specifications). We then produce the final 'As Built' SBEM calculation, which forms the basis for issuing the Energy Performance Certificate (EPC)
What is an EPC?
An EPC is a legal requirement for all newly constructed commercial buildings and is also mandatory whenever any property (domestic or non-domestic) is marketed for sale or rental. We are accredited Energy Assessors qualified to issue Energy Performance Certificates (EPCs) to you or your business for a full range of properties, including commercial buildings and both new build and existing domestic dwellings.
The Energy Performance Certificate (EPC) will give you information about a property’s energy use and typical energy costs as well as recommendations about how to reduce energy use and save money.
The Energy Performance Certificate (EPC) will give an energy rating on the property. It will be rated between A to G. The most efficient is ‘A’ to the least efficient ‘G’.



Your Energy Performance Certificate is valid for 10 years from the date of issue. The document is compliant with regulations for both rental and sale properties.
It is a mandatory requirement for all domestic & commercial properties in the UK to have an EPC before any prospective tenants are shown round, or marketed for sale.

Legionella Risk Assessment
Legionella disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing legionella. During the survey all outlets (taps) will be tested, including showers, hot & cold water tanks etc.
It is the landlord’s duty to get a LRA every two years on a combi heating system & every year on a standard system boiler.
